And when it comes to affordability, the Rs 10,000–Rs 20,000 monthly rent bracket leads, accounting for 36% of overall demand—a sweet spot for both tenants and landlords.

In terms of furnishing, semi-furnished homes strike the ideal balance. With 52% of supply and 53% of demand, they dominate the market, offering tenants move-in-ready options without the full cost burden of furnishing or owning.

This trend is especially appealing to the millennial and Gen Z workforce—mobile, value-conscious, and eager to avoid long-term commitments.

While cities like Ahmedabad, Navi Mumbai, and Hyderabad are leading in rental yields (4.1%), Greater Noida and Noida are positioning themselves as high-growth, budget-friendly alternatives within the NCR.

Magicbricks predicts that as more supply enters the market, the sharp rise in rents may begin to stabilize. However, the underlying drivers—urban migration, hybrid work cultures, and evolving lifestyle choices—aren’t going away anytime soon.
